Why it matters

The cheapest quote is often the most expensive one.

A low quote isn't always a bargain. It's often a quote that leaves things out, and the gap gets filled later with extras, delays or work that has to be done again.

  • 37%of adults in Britain have hired a builder who turned out to be unreliable or unqualified.
  • 35%were hit with unexpected extra costs.
  • 33%received poor quality work.
  • 22%had their job left unfinished.
  • £1,759lost on average by the 15% of UK adults who lost money to a builder in the last five years.
  • £14.3bnlost to cowboy builders in Britain over five years.

What a cheap quote can hide

Where a low price usually comes from.

  • Things left out.

Skips, scaffolding, groundwork, making good and VAT missing from the price, then added once you've committed.

  • Guesswork priced as fact.

Vague provisional sums that look small on paper and grow once the work starts.

  • Cheaper materials.

A lower specification than you asked for, swapped in without a conversation.

  • Corners cut below ground.

Foundations, drainage and sub-bases are hidden once finished, and expensive to put right when they fail.

  • No cover if it goes wrong.

No insurance, no written contract and no guarantee, so the risk sits entirely with you.

  • Money before the work.

A large deposit up front, with payments that run ahead of the work actually done.
